Flemingate

The Flemingate residential scheme was part of a mixed-use development to revitalise the former 16-acre Hodgson Tannery site for houses, shops and other commercial uses in the market town of Beverley. 

The site was previously occupied by Hodgson Tannery, which was established 1812 and ceased trading as a company in 2005.  

A Design Code was prepared by other Architects for the development of the land for houses which stated that “The intention of the proposed Masterplan is to create a new route through the site, linking the town centre and its markets, via the railway station to the north or Minster to the south, at the railway crossings and into the new development. An active north-south pedestrian route is integral to the scheme, and intersects with an east-west route connecting the residential areas to the east.”

The residential element of the development consisted of 130 new homes designed to a high density of over 50 houses per hectare to reflect the town centre grain of Beverley.

The design code required views of Beverley Minster to be retained from within the development visible along the pedestrianised streets running through the site.  The design incorporated this by orientating the two main pedestrian streets with an east-west bias.
